Northern LGPS and LPPI launching Four Corners to support long-term investment in UK housing

Northern LGPS and LPPI are launching Four Corners, a dedicated property management platform that will oversee their joint residential portfolio of 5,478 rental homes across England, Scotland and Wales.

The launch follows Northern LGPS and LPPI's acquisition of PRS Holdco's housing portfolio in December 2025, formerly operating under the brand Simple Life Homes. This has brought the properties into joint ownership and marked the start of a long-term strategy to invest in the UK’s rental housing market. Alongside the acquisition, the joint venture plans to invest £1 billion over the next decade to expand the portfolio by more than 15,000 homes.

Set to launch in late summer, Four Corners will be responsible for every aspect of the resident experience. By bringing the property management in-house, the platform will promote strong operational oversight and further enhance tenant experience.

As one of the UK’s largest operators of rental housing, Four Corners will have the scale, expertise and infrastructure to deliver a more responsive, consistent and professional landlord-resident relationship. Its long-term investment approach is designed to provide well-managed homes, dependable service and stronger communities, while reflecting the direction of recent legislative changes and the growing expectation for higher standards, greater security and a better experience for residents across the rental market.

The platform will operate through regional clusters, bringing customer support closer to the communities it serves. It launches with an initial team of 11 employees, expected to grow to 80 by 2027.

Sustainability is a key feature of the Four Corners strategy. Around 88% of homes in the portfolio have an EPC rating of A or B and the average property age is just five years, providing a strong foundation for continued investment in modern, energy-efficient homes.

The launch follows the Government's Fit for the Future process, which encouraged Local Government Pension Scheme (LGPS) pools to invest at greater scale in local priorities, including housing. With the LGPS managing around £400 billion of assets1 and the Government targeting 1.5 million new homes by 20292, the joint venture aims to demonstrate how pension fund capital can help to address the UK’s chronic undersupply of quality rental housing while generating stable returns for pension fund members.
